Please read these terms carefully before using Portfo’s property management platform.

1. About Portfo
Portfo is a property management platform designed to assist property owners and self-managing landlords with organising property information, maintenance records, compliance requirements, documents and related activities. Portfo is developed and operated by ENTA Pty Limited.
2. Eligibility
You must be at least 18 years old to use Portfo. By using our services, you represent that you have the legal capacity to enter into these terms, that the information you provide is accurate and complete, and that you will use the services in accordance with applicable laws.
3. User accounts
To access certain features, you may be required to create an account. You are responsible for maintaining the confidentiality of your login credentials, all activities undertaken under your account, and promptly notifying us of any unauthorised access or security breaches. We reserve the right to suspend or terminate accounts that violate these terms.
4. Permitted use
You may use Portfo solely for lawful property management and administrative purposes. You must not use the platform in a way that interferes with its security, availability or the rights of other users.
5. Billing and subscriptions
Paid plans are billed according to the subscription selected at checkout. Fees are non-refundable except where required by applicable law. We may change plan pricing with reasonable notice before the next billing period.
6. Service availability
We work to keep Portfo available and reliable, but the service may occasionally be interrupted for maintenance, updates or circumstances outside our control. We may modify or discontinue features where reasonably necessary.
7. Liability
To the extent permitted by law, Portfo is provided on an “as available” basis. We are not liable for indirect, incidental or consequential loss arising from use of the platform. Nothing in these terms limits rights that cannot legally be excluded.
